BOARD OF ADJUSTMENT MEETING
April 29, 2013 – 6:00PM

AGENDA
 
 
1)     Wayne & Linda Armstrong @ 18 6th Street (Block 26, Lots 4 and 5)
Variance Request:  Proposal to replace the existing 5’x10’ front entry with a new 10’x 25’ front porch.  Proposed construction would expand on a non-conforming structure, encroach into the required 15 feet front setback from the property line of said lot and encroach into the platted right-of-way of 6th Street. Erin Rodriguez Construction
 
2)     Mary Ann Siprell @ 183 Avenue B, (Block 56, Lot 10)
Variance Request:  Proposal to expand (square off) existing rear porch.  Proposed construction would expand on a non-conforming structure and encroach into the required 25 feet rear setback from the property line of said lot.
 
3)     Robin Stephenson & Diane Woodall @ 92 Avenue E, (Block 30, ½ of Lots 4 and 5)
Variance Request: Proposal to remove existing handicapped ramp and side porch on the western elevation of the structure and replace with a deck and roof to extend from the exterior of the kitchen and intersect with the existing front porch, producing a wrap-around porch.  Proposed construction would expand on a non-conforming structure and encroach into the required 15 feet front setback from the property line of said lot.  Elliott Fann Construction
 
4)     Apalach River Marina LLC, Joseph and Karen Hoff @ 313 Water Street, (Wharf Lots 29 and F)
Variance Request:  Proposal to construct a 48” wood picket fence (50% open) along the front property line.  Proposed construction is not in compliance with the current Land Development Code which only allows a maximum fence height of 30” along said front property line.
 
5)     Peyton Morton @ 51 Commerce Street (Block C-1, Lots 10 and 11)
Variance Request:  Proposal for a variance/waiver from the required FEMA elevation requirement applicable to the existing flood zone of said property and allow the property owner to leave this structure at its present elevation for renovation/development.
