The South Shoals Subdivision at Alligator Point is no more.
On Tuesday the county commission officially rescinded the
PUD that allowed for a 23 lot subdivision on 7.4 acres that used to be
Alligator Point KOA campground and approved a 7 unit subdivision which will be
called Southwest Cape.
South Shoals was created in 2004, but like many developments
it fell on hard times and the property was foreclosed on.
In this case, Capitol City Bank wound up owning the land.
For the past few years the county and the bank have been
working on a way to develop the property that would be consistent with
development at Alligator Point while still allowing Capitol City Bank to recoup
some of the 7.3 million dollars it had invested in the project.
In order to allow the new development, the county had to
rescind the original South Shoals PUD from 2004, amend the plat so it only
allows for 7 homes instead of 23, change the land use from commercial to
residential and change the zoning to residential.
Ron Mallory, speaking for Capitol City Bank, said approval
of the new Southwest Cape subdivision is a win-win for the county and the bank
because it will allow the bank to recoup some of its money while creating
dozens of construction jobs in Franklin County almost immediately.
He said the new homes, which will sell for 4 to 5 hundred
thousand dollars each, will also help the county’s tax rolls.
